Over Fascia Ventilation:

An over fascia ventilator is securely fixed to the top of the fascia board, providing a continuous 10mm or 25mm air path as required. Over fascia ventilation is our preferred method of ventilating the roof space as it is concealed underneath the tiles and requires less maintenance than a ventilated soffit.

Ventilation:
To comply with building regulations (approved document F2) all newly built properties must have continuous ventilation at eaves level to avoid damp and condensation within the roof void. However this is not essential on properties that predate the building regulations or were originally constructed without ventilation.

As standard, we recommend that adequate ventilation is provided on all refurbishment projects regardless of the age of the property. Our experienced surveyor will discuss your ventilation requirements at the appointment and advise whether ‘Ventilated Soffit’ or ‘Over Fascia Ventilation’ will best suit your home.
